What are floorplan services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement service work?

During a measurement service, a certified appraiser measures the home with a measuring tool — generally a tape or laser measuring device. As they tour the property, they mark the layout of the rooms and other features, like closets, entryways, and fireplaces. They might draw a rough sketch of the property. Then, the appraiser creates a report and detailed sketch showing the total square footage of the home and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a measurement or floorplan service required?

Real estate taxes

Property tax records frequently reflect inaccurate area of a property because the values can come from many sources, and occasionally go unproven — which means you may be paying for more space than you have! Unless a certified appraiser has recently executed an evaluation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting your property up for sale

A measuring service will secure a fair price for your house. Living space is one of the most important factors potential buyers examine when purchasing a home — but since square footage values are often approximated rather than accurately measured, your listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price for your property, but possibly even the amount of interested buyers. The only sure method of using an accurate GLA when listing your property is to refer to a recent appraisal or measurement service carried out by an appraiser (after any updating that might have affected square footage).

Information for agents

To make sure that your client's home sells at a price that appropriately reflects true market value, we suggest seeking a floorplan service for the property. Your clients, and potential buyers, will appreciate your scrupulousness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tactic for enticing potential buyers since they can see the layout and characteristics of the house before and after a tour.
